Estimate transfer duty for a Western Australian property purchase using RevenueWA rates and the announced 7 May 2026 first home buyer changes.
The 7 May 2026 first home buyer rates are announced by RevenueWA and apply to eligible transactions entered into on or after that date, but require legislative amendment and system commencement. Transactions before commencement may be assessed under the previous rates first, then reassessed/refunded if eligible. Confirm with RevenueWA or your settlement agent before signing.

Stamp duty affects your real deposit
Transfer duty cannot normally be added to the home loan. It needs to be paid at settlement, so it affects how much cash you need above your deposit, legal fees, inspections and moving costs.
First home buyer concessions can be valuable, but the thresholds depend on transaction date, property type and location. For a full breakdown of how the thresholds work and how they interact with the FHOG, First Home Guarantee and other benefits, see our WA stamp duty guide for first home buyers.
